realestate — Claude Code MCP server: Czech distressed property stats
District-level counts of Czech insolvencies and forced sales, plus price trends, pulled from public registries. Free tier.
claude mcp add --transport http realestate https://realestate.cz-agents.dev/mcpWhat realestate does
One tool ships in the free package: get_district_aggregate. You pass a Czech district and a time window, like {"okres":"Beroun","window_days":90}, and get back category counts with average market figures. The numbers come from ISIR and portál dražeb / CEVD.
Privacy shapes the output. Districts holding 1 to 4 leads return null counts with counts_band: "<5", so the record exists but the figure stays hidden. A zero stays zero, and five or more gives the exact number. Quiet districts carry the low_activity flag. No names, no addresses, nothing per-person.
Property-level search, owner names and per-property details sit behind the hosted paid endpoint https://realestate-pro.cz-agents.dev/mcp. Version 0.2.0 dropped search_distress_properties and get_property_detail from this package. Self-hosting needs read access to a SQLite database compatible with cz-agents-webapp, with the RealEstateLead and OptOutEntry tables filled by the upstream daily crawlers — without that database there is nothing to aggregate.
What it helps with
- check insolvency filings in a district over the past 90 days
- compare forced-sale volumes across Czech districts
- read price movement on distressed stock before bidding
- confirm whether a quiet district shows any activity at all
- pull district statistics that carry no personal data
Example prompts for the agent
- Show the aggregate for okres Beroun over 90 days
- Compare forced-sale counts in two districts for the last quarter
- Is there any distressed-property activity in this district?

Questions about realestate
How do I install realestate in Claude Code?
Run claude mcp add realestate -- npx -y @czagents/realestate for the local package, or claude mcp add --transport http realestate https://realestate.cz-agents.dev/mcp to use the remote server.
What does realestate do?
It returns Czech district-level statistics built from the ISIR and portál dražeb / CEVD public registries: insolvency and forced-sale counts with average market data. Everything stays at district level, with no names or addresses.
Why does a count come back as null?
Districts with 1 to 4 leads hide the exact figure so no individual can be singled out: you get null plus counts_band: "<5". Zero is reported as 0, and five or more is exact.
