Fabrica — Claude Code MCP server: US land data for agents
Lets an agent query US land listings, the lending market and portfolio data on Fabrica. No API key involved.
claude mcp add --transport http mcp https://mcp.fabrica.land/mcpWhat Fabrica does
The server talks to Fabrica, where a property sits in a trust and an ERC-1155 token on Ethereum governs that trust and carries title once issued. Agents get tools to search parcels by state, county, size, listing status and price, to pull full details on one property, and to work out how much could be borrowed against it.
Separate tools cover tax status, GeoJSON boundaries, static map images of a parcel or a whole wallet portfolio, trust documents, the loan book and activity feeds. find_us_parcel takes an address or parcel number (APN) and reports whether it is on Fabrica; a list holds up to 10 queries, and the limit is 30 lookups per minute per client. ask_fabrica returns cited passages from the docs and the US trust agreement.
The hosted URLs are the supported route: https://mcp.fabrica.land/mcp for mainnet, https://mcp-testnet.fabrica.land/mcp for Sepolia. Each address is tied to one network, so the testnet host cannot reach mainnet. Running from source needs Node 20 or later, and the package is not on npm. Seven action tools — offers, listings, purchases, loans — are available on the testnet host, and on mainnet only with FABRICA_SIGN_REQUESTS=enabled.
What it helps with
- find parcels in a given state or county by acreage and price per acre
- pull one property's valuation, ownership, loans and flags
- estimate borrowing capacity and see what caps it
- check a parcel's tax status and how it affects a loan
- get parcel boundaries as GeoJSON or as a map image
Example prompts for the agent
- Find land in Texas over 50 acres, sorted by price per acre
- Show the tax status and trust documents for this parcel
- How much can be borrowed against this property, and what limits it?

Questions about Fabrica
How do I install Fabrica in Claude Code?
Run claude mcp add --transport http fabrica https://mcp.fabrica.land/mcp. A separate address, https://mcp-testnet.fabrica.land/mcp, points at the Sepolia testnet.
What does Fabrica do?
It gives an agent access to the US land catalog on Fabrica, the lending market and portfolio data: search, valuation, taxes, trust documents, maps and loan history.
Do I need an API key?
No, the server runs without keys. Building it locally from source requires Node 20 or later.
