## What it does

This skill handles a family's numbers, not a company's books. You pick a scenario first: `/personal-cfo house`, `refi`, `cash-flow`, `big-purchase`, `side-income` or `savings-what-if`. Only the house template is filled in; the rest sit as stubs under `references/templates/`.

House mode asks for the inputs in one batch: price, down payment, mortgage rate and term, taxes, insurance, renovation line items, rents for the ADU and each bedroom, plus a vacancy assumption. Vagueness gets a follow-up question. The skill refuses to run on placeholder figures, and that matters — a model built on wrong numbers misleads quietly.

Scenarios run from plain owner-occupied to ADU plus two rented bedrooms, including a staged version that adds rooms in year two. Results land in `~/Documents/personal-cfo/<scenario-slug>-<YYYY-MM-DD>/` as `inputs.yaml`, `report.md` and `comparison.md`, with a one-line entry appended to the index under `~/.config/makerskills/personal-cfo/archive/`. Keep archives out of the skill's own folder: an upgrade re-syncs it from source and wipes what's inside.

## Install

### Claude Code (native platform)

1. **Skills CLI (Vercel)**
```bash
npx skills add coreyhaines31/makerskills --skill personal-cfo -a claude-code
```

2. **Manually: put the files in place**
- File: `~/.claude/skills/personal-cfo/SKILL.md` — Copy the whole skill folder; for one project use .claude/skills/personal-cfo/

### Codex

1. **Skills CLI (Vercel)**
```bash
npx skills add coreyhaines31/makerskills --skill personal-cfo -a codex
```

2. **Manually: put the files in place**
- File: `.agents/skills/personal-cfo/SKILL.md` — For all projects use ~/.agents/skills/

### Cursor

1. **Skills CLI (Vercel)**
```bash
npx skills add coreyhaines31/makerskills --skill personal-cfo -a cursor
```

2. **Manually: put the files in place**
- File: `.cursor/skills/personal-cfo/SKILL.md` — Cursor also reads .agents/skills/ and .claude/skills/

### GitHub Copilot

1. **GitHub CLI**
```bash
gh skill install coreyhaines31/makerskills personal-cfo
```

2. **Manually: put the files in place**

### Windsurf (Devin Desktop)

**Manually: put the files in place**
- File: `.devin/skills/personal-cfo/SKILL.md` — The legacy .windsurf/skills/ path still works

### OpenCode

**Skills CLI (Vercel)**
```bash
npx skills add coreyhaines31/makerskills --skill personal-cfo -a opencode
```

### Claude.ai

**Claude.ai**
- Zip the folder and upload it in Settings → Capabilities → Skills

Where a file is given instead of a command, copy the files from the source to that path: https://github.com/coreyhaines31/makerskills/tree/HEAD/skills/personal-cfo/SKILL.md

## When to use it
- check whether renting the ADU covers part of the mortgage
- compare house-hacking setups with one or two rented bedrooms
- fit first-year renovation costs into a monthly budget
- see how cash flow moves if the rate climbs 1%
- weigh paying cash for a car against financing or leasing

## Example prompts
- Model a 450000 house with 20% down at 6.5% over 30 years. What does renting the ADU for 1400 a month do?
- Compare renting the ADU only, one bedroom, and both. Save the table in the scenario folder.
- Run our monthly cash flow with 500 a month going into index funds for 10 years

# /personal-cfo — Personal financial scenario modeling

This skill is for a household (you + partner): housing decisions, monthly cash flow, big purchases, scenario what-ifs. Pair it with a business-books CFO skill if you also run one for a company — the DNA is the same, the domain is different.

## Step 1 — Pick the scenario type

| Invocation | Type | What it models |
|---|---|---|
| `/personal-cfo house` (default for now) | **house** | Buy a house + rental income scenarios (ADU / bedrooms / combinations) + renovations + monthly cash flow |
| `/personal-cfo refi` | **refi** | Refinancing scenarios |
| `/personal-cfo cash-flow` | **cash-flow** | Generic monthly cash flow (income, expenses, savings rate) |
| `/personal-cfo big-purchase` | **big-purchase** | Should we buy X (car, education, equipment) — cash vs finance vs lease comparisons |
| `/personal-cfo side-income` | **side-income** | Adding a side income stream — break-even, tax implications |
| `/personal-cfo savings-what-if` | **savings-what-if** | What if we put $X into Y for N years — index funds, real estate, etc. |

For v0.1, only the **house** template is fleshed out. Others are sketched in `references/templates/` as stubs.

## Step 2 — Gather inputs

Ask in a structured batch. For house mode, see `references/templates/house.md` for the full input questionnaire. Core fields:

**Property**
- Purchase price
- Down payment (% or $)
- Mortgage rate + term (years)
- Property taxes (annual)
- HOA (monthly, if any)
- Homeowner's insurance (monthly)
- Closing costs (estimate)
