## What it does

UK Property Data brings together Land Registry transactions, EPC records, Rightmove listings and Companies House data. It can return sold-price comparables, current sale or rental listings, gross yield calculations and SDLT results. It also supports planning-portal lookup, building-level flat-sale analysis and property reports.

You can connect the hosted HTTP MCP endpoint or run `uvx property-shared` locally. The same package exposes Python, CLI and HTTP API interfaces, with extras for the latter two. EPC lookups require `EPC_API_TOKEN`, and the EPC coverage described here is limited to England and Wales.

Address matching is deliberately strict: an ambiguous match is refused instead of being mapped to a nearby certificate. That matters when a postcode contains several flats or similar addresses.

## Requirements
- Needs: Python and uv (commands run via uvx)
- Remote server: `https://property-shared.fly.dev/mcp`

## Install

## When to use it
- compare sold prices for a postcode
- combine purchase prices with rental listings
- calculate SDLT for an additional property
- build a Rightmove search URL
- look up a company by name or number
