## What it does

This integration connects your AI assistant to building codes across King, Pierce, and Snohomish counties. The tools parse municipal and state requirements, pull zoning boundaries directly from county GIS maps, and deliver answers backed by specific municipal citations.

The server operates remotely over HTTP at `https://www.kolmo.io/mcp` without authentication. It handles live Washington L&I license and bond lookups for local contractors. For properties around Seattle, it calculates remodeling estimates across 20 distinct project types, splitting expenses between labor and materials.

Local boundaries dictate its usefulness. Outside Washington state jurisdictions, these building regulations and pricing models do not apply.
