## What it does

\`gaff-check` gives an AI agent one access layer for public Irish property records. It can resolve an address, find nearby planning applications, inspect registered sale prices, and retrieve flood, radon, zoning, BER, and Garda-area crime context. The output contains source records and labelled derived context; it is not a valuation or a safety rating.

The server uses stdio and starts through `npx -y gaff-check`. Node.js 20 or newer is required, and the setup does not need an API key or a separate package install. Running the command by itself leaves it waiting for MCP requests, so add it to the client instead.

Location has a practical constraint: an Eircode alone cannot be turned into coordinates through a free official lookup, so provide an address or rough location too. Flood coverage also has a boundary: GSI maps are checked, while OPW river and coastal models are licence-restricted. Crime figures describe the wider Garda administrative area, not incidents at a single property.

## Requirements
- Needs: Node.js (commands run via npx)

```
### Cursor
**Config file**
            "command": "npx",
            "args": [
                "-y",
                "gaff-check"
            ]
        }
    }
}
```

### GitHub Copilot

            "args": [
                "-y",
                "gaff-check"
            ]
        }
    }
}
```
### Gemini CLI
**Platform CLI**
```bash
gemini mcp add gaff-check npx -y gaff-check
```
## When to use it
- check nearby planning applications before bidding
- compare registered home sale prices by area
- screen an address for radon and flood exposure
- inspect zoning and local BER context
- review recorded-crime categories for a Garda area
## Example prompts
- Review this Irish property address for planning, sale prices, radon, flooding, zoning, and BER context: `...`
- Build a due-diligence brief for `...`; separate source records from derived context.
- I have an Eircode plus a rough address for `...`. Resolve the location and check the available property data.
