## What it does

The figures come from Dubai Land Department transactions, Ejari rental contracts and the DLD project registry. The data covers monthly and yearly price medians, sales counts, rents by community, gross yields, and project details. Developer records include projects, units, sales and medians, but no contact details.

Prices per square foot cover built homes, and outliers are trimmed. Yield is calculated within property-class and bedroom segments before results are combined for a community; dividing two community-wide medians would mix different types of homes. That distinction matters when comparing areas with varied housing stock. Rental records cover Ejari contracts, while project information comes from the DLD registry.
